Investors are back in the market! They know profits when they see them and so should you! Homes under $500K are selling quickly and seeing multiple offers if updated and in move-in ready condition. Interest rates will rise with inflation, probaly by next year. Lock in your interest rate ASAP! It can change up until the day you close escrow. No one knows how much longer the government can keep rates down, so don't miss out! Short-sales and foreclosures will be with us for the next few years as America has lost more than 1/3 of her wealth. Until the government stops propping up home prices, the bottom we are all waiting for will be delayed, but my experience tells me we are close. Remain cautious but don't let the good buys go to waste. My interest rate in the early 80's was 13% and cycles repeat. A higher interest rate over 50 years is much more expensive than a possible price drop!
Financing is the toughest hurdle, but well worth the effort to own a piece of San Diego sunshine! Homes have already lost almost 50% of their value, the trend is all up from here!
The FIRST thing a buyer needs to do is to go through the process of finding out what you can afford or to put it another way, WHAT THE BANKS ARE WILLING TO LEND TO YOU.
SECOND, do not buy a home that has not been inspected by a LICENSED professional. Insist on a 1 - year home warranty where anything that goes wrong with the home will be fixed for about a $25 processing fee (approximate).
THIRD, No home is perfect! Have an open mind during your search. Write down what is most important. Real Estate is usually a LONG-TERM INVESTMENT. You have plenty of time to make the place your dream home. After a period of time, as the value of your property increases, you can borrow from your own property and install the pool or update the kitchen!
There are plenty of foreclosures and short-sales available right now and interest rates are historically low. THIS IS ABSOLUTELY THE TIME TO BUY!!! Have prices bottomed out? I don't know, I do not have a crystal ball. HOWEVER, prices are very close to their low point and interest rates are rising. Interest rates were 21% during the 19080's. Inflation will drive them up again. DO NOT MISS OUT ON YOUR OPPORTUNITY TO OWN A HOME!
